Aikens Mixed Use Building

The Aiken Corporation led the development and long-term stewardship of Aiken’s signature mixed-use building, intentionally combining office, meeting, and commercial space to support economic activity in the heart of downtown. By investing in and managing this asset, the organization created a flexible hub for business, professional services, and community use while generating sustainable revenue that could be reinvested into future development initiatives.


The Playhouse & AMENTUM Building

The Aiken Corporation supported the relocation and redevelopment of the former Aiken Community Playhouse into The Playhouse & Amentum Building. Through funding and coordination, the organization helped deliver a modern performing arts venue that strengthened downtown vitality and expanded cultural programming.


Aiken Center for the Arts

The Aiken Corporation provided financial support and strategic leadership to expand and strengthen the Aiken Center for the Arts as a downtown anchor. By investing in cultural infrastructure, the organization helped elevate Aiken’s arts profile while driving increased visitation and economic activity in the city center.


Summit Business Center

The Aiken Corporation led the planning, financing, and development of Summit Business Park and Willow Run Industrial Park, making early infrastructure investments that reduced risk for private employers. By preparing sites and constructing speculative buildings, the organization positioned Aiken to attract manufacturing and industrial jobs that otherwise would have located elsewhere.

Center For African American History, Art & Culture

The Aiken Corporation supported the preservation and redevelopment of the historic Immanuel School into the African American History, Art & Culture Center. By investing in this project, the organization helped protect a significant historic asset while creating a new cultural and educational destination in downtown Aiken.


City of Aiken Visitors Center & Historic Railroad Depot Restoration

The Aiken Corporation led the reconstruction of Aiken’s historic railroad depot using original architectural plans. This project reflects the organization’s commitment to historic preservation, placemaking, and downtown revitalization while creating a flexible asset to support tourism and community events.


Toole Hill Affordable Housing Project

The Aiken Corporation served as a key financial and coordinating partner in the Toole Hill neighborhood revitalization, supporting land acquisition, infrastructure, and housing development. Its involvement helped deliver quality, affordable housing while stabilizing a historic neighborhood and strengthening community investment


Downtown Streetscape, Lighting & Public Parking

The Aiken Corporation played a central role in planning and funding downtown infrastructure improvements, including streetscape enhancements, lighting, utilities, and public parking. These investments laid the groundwork for private redevelopment, improved walkability and safety, and helped catalyze sustained downtown business growth.

Aiken Chamber of Commerce Building

The Aiken Corporation played a key role in enabling the relocation of the Aiken Chamber of Commerce by helping assemble the project site and addressing challenges that made redevelopment difficult. Through strategic partnership and coordination, the organization supported environmental remediation and site preparation, allowing the Chamber to establish a new, accessible home in downtown Aiken. This investment strengthened the Chamber’s presence while reinforcing downtown as the center of business and economic activity.


Newberry Place Townhomes

The Aiken Corporation led the redevelopment of Newberry Street site into what is now known as Newberry Place Townhomes, transforming an underutilized property into downtown Aiken’s first modern residential infill development. By assembling property, securing public support, and coordinating redevelopment efforts, the organization helped introduce new housing and public parking into the downtown core. The project demonstrated demand for downtown living and played a catalytic role in encouraging further private residential investment.


Children's Place Project

The Aiken Corporation supported the development of The Children’s Place Project by helping advance a community-focused facility designed to serve children and families in Aiken. Through strategic coordination and investment, the organization played a role in bringing together partners and resources to deliver a safe, accessible space dedicated to child-focused services and programs. The project reflects Aiken Corporation’s commitment to strengthening community infrastructure that enhances quality of life and supports long-term family stability.


Union Street Station

The Aiken Corporation led the preservation and redevelopment of the Union Street Station property, restoring a historically significant site while reintroducing it as a functional asset for the community. Through strategic investment, coordination, and long-term stewardship, the organization helped transform the property into a flexible space that supports events, tourism, and downtown activity. The project reflects Aiken Corporation’s commitment to historic preservation as a tool for economic vitality and place-based growth.
